Dot’s Cottage – Access and Guidance notes

A bit of History
The cottage was built in 1750 as a fisherman’s cottage and is Grade II listed. We think it was the skipper’s cottage as it is the biggest of the five in Ranscombe Court. It is called Dot’s Cottage after Steve’s mum who was very characterful – there are pictures of her and her family in the kitchen. (You can see her performing on the Xfactor click here


If there is anything you are concerned about or is not working during your stay please let us know and we will do everything we can to fix it. If we do not know we cannot help.


How to get to Dot's Cottage

2 Ranscombe Court Ranscombe Road Brixham Devon TQ5 9UX

The directions to the cottage are as follows and assume that you are coming from the direction of the M5 and Paignton.

Follow the A3022 towards the town centre. When you get into the town centre, at the end of the road opposite the pedestrian area turn left at the lights by the theatre into Market Street.

Follow the road towards the harbour keeping the car park on your right. At the next junction turn right into The Strand. The harbour and the Golden Hind galleon will be on your left:

Follow the road round the harbour (take care some of it is narrow) and up the other side into King St.

At the mini roundabout turn right into Ranscombe Road. The entrance to Ranscombe Court is approx. 75m up on the left. It is a small wrought iron gate between two houses.
 

Check in and out times

Check in time is 5pm onwards and check out time is 10 am on the day of your departure. You are welcome to contact us prior to your visit to see whether cleaning has been completed and you can access the cottage earlier.


Getting in and out of the cottage

We don’t live in Brixham so access to the property is via a key safe.

If you arrive in the dark please ensure you bring a torch as there is no lighting at the entrance to Ranscombe Court.

You can park outside the entrance to Ranscombe Court for a short while with hazard lights on to load and unload.

Go down two steps into Ranscombe Court. Dot's Cottage is the yellow cottage. (second on your right). The key safe is to the left of the door and the code to access the key is 0861. (there is a rubber cover to the key safe which you pull down to open).

The door is a UPVC one. Turn the key in the lock to open. To lock it you need to hold the handle up and turn the key the other way.

There are two keys for use during your stay in the drawer of the drop leaf table in the living room. When you leave please replace these keys in the drawer, lock the door using the key safe key and replace it back in the keysafe. You will need to use the code to lock it

Parking

The cottage is on the corner of a VERY narrow entrance to a small housing estate. (Heath Park Road) You will need to swing out into the road to get through the entrance but there is often parking on that estate. There is also usually parking further up Ranscombe Road or in Ranscombe Close, Wall Park Close or Wall Park Road. Parking can also be found on Berry Head Road and top of Kings Road although it is restricted between May and September.

We also provide one free parking space in Brixham Marina Car Park, Berry Head Rd, Brixham, TQ5 9AB for the duration of your stay.  It is a 6 min walk from the cottage.  To get to it go back down Ranscombe Rd, turn right into Berry Head Rd and it is a few hundred meters down there on the right. To access it you need to use the parking permit which you will find in the drawer of the drop leaf table in the living room.   Please ensure that the permit is left in the drawer when you leave.  Note: there is a £50 excess charge if the permit is lost or not returned.


Leaving Brixham

You can avoid the harbour by exiting the town up Ranscombe Road towards Paignton. Follow the road round the right hand bend at the top and keep going. Cross some traffic lights (road to Dartmouth to your left) and still keep going. When you come to a roundabout turn right. This road will take you to the A3022. When you have got to know it, it is an alternative way of missing the town centre.


Cleaning and things to bring

We use a professional cleaner to clean the cottage between bookings who will be cleaning the property to the enhanced cleaning guidelines provided by Airbnb. They will be cleaning all surfaces with appropriate products in between bookings as well as airing the property.

  • There will be sachets of tea, coffee biscuits and milk on arrival as well as washing up liquid, kitchen and loo rolls.  The nearest shop is the co-op, a five minute walk away in the town.

  • There are some games, books and maps at the cottage for you to use.

  • Bedding, and towels are provided but not beach towels. A stair gate is provided but we do not provide any other baby equipment.

  • If you are bringing a dog please bring poo bags and dog beds and towels with you.

Please leave  all dirty towels etc on the beds when you leave.

Advice on how to operate everything

Downstairs

It is likely that all the electrical items have been switched off so if something is not working check whether it is switched off at the wall. 

Water

If you need to turn off the water the stop cock is in the cupboard under the sink in the kitchen.

Heating

The thermostat for the heating is above the sofa in the sitting room. You can change the temperature up and down depending on how you feel. Press the black button and the current and target temperatures are displayed. You can change the target temperature. The boiler is in the main bedroom. If you think it will keep you awake at night we suggest turning the heating down when you go to bed and then turn it up again in the morning. There is no timer for the heating. The house has very thick walls and retains heat.

Cooker

The cooker has a gas hob and electric oven and grill plate. The main switch for the cooker and extractor is to the right of the cooker. The lighter switch for the hob is to the left of the oven and the cooker needs to be switched on for this to work.

Wifi

The router for the Wifi is in the sitting room by the window. The wireless name is TALKTALKAFOBBA The password to connect is QJFAQQ3T. The internet should become active once you have joined.

TV

There is a smart TV.

Washing

The washing machine is in the understairs cupboard. The switches to turn it on, and the light under the stairs, are above the washing machine to the left. There is no tumble dryer but there is an airer to hang clothes on in the house and a rotary dryer in the garden. The one that belongs to the cottage is the one on the far left looking out of the door with 2 written on the pole.

Woodburner

Over the summer period we apologise but the woodburner is not available for use.

Upstairs

The stairs are steep and the entrance to the first bedroom is immediately at the top of the stairs.  You can use the stair gate to separate off the back bedroom and bathroom if you have children and are concerned about the stairs.

There is a switch in the second bedroom which turns on the power to the shower.

You can open the bottom half of the window in the main bedroom but it needs a bit of force.

The Garden

The garden is shared between all five cottages. The wrought iron table and chairs near the front door belong to the cottage and are for your use. There are other seating areas which mainly used by the other cottages but the whole of the garden is available to you. The garden is very much used on a give and take basis. Please respect and maintain social distancing from your neighbours and don’t make too much noise in the evening. (we have found them all to be very friendly). 

Bins

There is a single bin outside the front door for all your rubbish. The bin men collect every other Thursday so if it is Thursday and you see the neighbours have moved their bins towards the gate for collection please do so too! At this point there is no separate bin for recycling. Please put all rubbish in bin bags before putting it in the outside bin.

Pets

We welcome dogs at the property – we have one of our own. Please do not allow them onto the furniture. If you allow them upstairs please keep them off the beds and take up the sheepskin rugs from the floor in the main bedroom. Please only leave them alone in the house if you know they are not going to damage anything – and not for more than two or three hours. Many of the local pubs are dog friendly and welcome them.

As the garden is a shared one it is important that you do not leave them unattended in the garden and that you clean up any mess immediately.  There are poo bags available in the cupboard under the sink.


Things to do

There are some leaflets about activities in the cottage and you can obtain details of things to do from from the kiosks and tourist office around the harbour or online. There are lots of attractions locally but you will need to check when you arrive whether they are open.

We would recommend:

A shopping trip to Totnes – lots of interesting shops especially at the top of the town.

A walk/picnic to Man Sands – (best if the tide is out and the track down is steep and quite long) My favourite beach.

A visit to Agatha Christie’s house (Greenaway on the River Dart) A National Trust property. It is normally possible to take a boat there and come back by old bus to Torquay

A walk to the daymark and Brownstone Battery on the way to Dartmouth. Best when manned by volunteers who can tell you about its history.

A trip to the otter sanctuary and butterfly farm at Buckfastleigh. Make sure you go when the otters are being fed.

A steam train trip

A walk to Berry Head – lovely cafe on the head itself and the hotel is worth popping in for a drink..

Broadsands Bay is a lovely child friendly beach but does get covered at high tide. There is a good cafe/restaurant  and a cafe/ice cream stall open most of the year round.

A cocktail in the dog friendly cocktail bar by the harbour – Liberty’s cocktail bar and tea parlour.

If you are a keen walker a walk from Brixham to Goodrington Sands in Paignton which is dog friendly all the year round. There is a nice cafe/bar in Goodrington Park called Cantina Kitchen/Bar.

Paignton Zoo - its quite hilly.

A boat trip to Torquay

A trip to Slapton Sands on the other side of Dartmouth – a beautiful pebble beach used to rehearse the D Day landings with tragic consequences.

Buying fresh fish from the fish stall down the alley opposite the Rock Fish restaurant.

There are lots of restaurants in Brixham. We like the Blue Anchor or the Market House for general pub food, Beamers and Shoals Restaurant for Fish (you need to book) The Cow Shed for burgers. There are lots more!
